Foundation and Superstructure  
 

 

The foundation is cast in situ and is a reinforced concrete raft foundation.  
    The Superstructure consists of reinforced concrete columns, beams and slabs.  
    The walls are constructed of cement blocks to SLS Standards.  
       
  Ceiling Finish  
    Living room, dining room, bedrooms, balconies, pantry, bathrooms, drying yard, maid/Utility room are finished smooth with emulsion paint.  
       
  Internal Wall Finish  
    All internal walls are finished with smooth plaster and painted with emulsion paint.  
       
  External Wall Finish  
    All external walls are finished with semi rough plaster and five coats of weather protective paint (seal flex or similar type).
 
       
  Floor Finish  
    Living room, dining room, bedrooms and pantry floor areas are finished with homogeneous polished porcelain floor tiles. Balconies and yard areas are finished with homogeneous ceramic tiles. All bathroom floors are finished with non slip glazed ceramic tiles.
 
       
  Skirting  
    Teak timber.  
       
  Bathroom Wall Finish  
    Bathroom walls are finished with glazed ceramic wall tiles up to the ceiling height with matching border tiles.
 
       
  Doors  
    All main doors are in solid timber with a polished finish.  
       
  Windows  
    All windows will be powder coated aluminium.  
    All main windows are double glazed.  
       
  Bathrooms Fittings  
    The following fittings are included.  
    Bath tub or shower cubicle as per client’s preference  
    Water closet  
    Hand bidet shower  
    Vanity counter with granite top, mixer tap and fitted cupboards  
    Mirror and mirror light

    Split/Multi split type as per layout. Will be placed in living room, dinning room and bedrooms.

    Fitted with water closet, bidet shower, counter wash basin, basin tap, shower, soap holder, towel rail and tooth brush holder.
 
       
  Pantry  
    Fitted with pantry cupboards and single drain board and ½ bowl stainless steel sink. Cooker hob and electric cooker hood extractor will be provided.

    Designed to Municipal Fire Department requirement.  
    Fire hydrant with fire sump and wet riser system.  
    Break glass manual alarm system.  
    Gas detectors for pantry.
